THE COTTAGE:
Double entrance doors lead to a slate tiled hallway with original flint wall with french doors leading to the large sitting room.


Furnished with sofas, antique tables and upholstered chairs, beamed ceiling and decorative inglenook fireplace. This room includes a television with video, DVD and freeview channels and a single set of french doors lead to a quiet paved terrace to enjoy evening views across the front lawns.
The kitchen, (off the main hallway), was fitted in 2008 and includes a dual fuel Rangemaster cooker, integrated appliances including Smeg dishwasher and fridge freezer and stand alone bosh microwave.


There is a breakfast bar for informal seating for four plus two steps up lead to the vaulted dining room with formal sofa, sideboard and substantial table with seating for six. Two sets of french doors open directly onto a paved terrace with views towards the village church and the fron gardens. To the side of the terrace is an original well dating from the eighteenth century with a water level just visible some eighty feet below - Note: for the safety of our guests we have covered the top of the well to prevent accidents.
Off the side of the kitchen and to the rear of the hall is a utility room with access to rear garden, sink, boiler providing oil fired central heating and hot water and a door to the downstairs cloakroom.
Upstairs turning right at the landing the original cottage provides a blue bedroom with two twin iron bedsteads and an antique wardrobe.


The middle pink bedroom contains a double bed, antique wardrobe, chest of drawers and doorway to en suite shower room with high level cistern WC, small corner sink and large walk in shower cubicle.
Turning left at the top of the stairs provides access to the bathroom with reclaimed rolltop bath, WC and sink.
The third bedroom contains a vaulted ceiling, a stunning Victorian wardrobe and either a Super King or two single beds (as required). Note: If the other twin bedded room is not going to be used then the bathroom can be linked with the 3rd bedroom as an en suite.



OUTSIDE:
Uniquely for a holiday cottage the property sits in delightful grounds of some half an acre. These are mostly laid to lawn with a charming summerhouse with veranda giving views of the surrounding countryside. To the rear is a young orchard with a range of fruit trees, plus additional parking for two cars and direct access to a bridle path with circular walks back to the cottage or towards the nearby village of Overstrand with its unspoilt beaches and local facilities including shop, post office, hotel and award winning gastropub. Northrepps itself is a thriving community with local pub some ten minutes walk from the cottage offering a warm welcome, pool table, darts board, home cooked food and outside seating area.


One of the delights of the cottage is the wide open vista towards the village which affords stunning views of the sunsets. These photos were taken from the front garden.


Being set high on a hill also enables sight of some spectacular sunrises, these photos taken from the bridle path at the rear of the cottage.


Please note rental prices include the provision of:
- Electricity, central heating and hot water
- Bed linen, bathroom hand towel and tea towels (but excludes personal bath towels, guests to supply)
- Household basics (e.g. kitchen roll, dustbin bags, tea, coffee, lavatory roll, washing up liquid, etc)
- A welcome pack (Tourist information plus tray of bread, butter, marmalade, eggs, bacon, milk and breakfast juice)
Weekly prices are based on a stay of seven nights starting on a Friday.
